Landlord threw out my bed without permission!
Hey guys,
I need advice... Beginning of last school year, I moved into a house that was fully furnished. Since I had my own set of furniture, I asked my landlord to store my bed in her storage for a year. She agreed. One of the text messages she sent me was, in exact words, "Yes put [bed and desk] in there for now. I gotta clean the garage first. Then we can move then in there" (dated May 1st, 2012)
I didn't hear anything from her so I thought she was okay with me storing my stuff there.
A few days ago, before I moved out of that house, I asked her for my bed back and she told me that she threw it out. She told me that it's my fault for not moving the bed elsewhere and refuses to pay a single cent to reimburse me for having to purchase another bed. But she never gave me a deadline to move my bed and told me (as shown by the text and in verbal agreement when I signed the lease) that she was going to clean up the garage to store my stuff there.
I'm reading over the contract that I signed last year and it says "It is acknowledge that landlord does not maintain this [personal property] insurance for [tenants] to cover personal property damage or loss caused by fire, theft, rain, water, and or any other causes. It is acknowledge that landlord is not liable for these occurences". What does this really mean? That she can throw out my property without my permission? Do I have the rights to having 100% of my expenses reimbursed?
please advise!

Oh that's a bitch move of the landlord's part man, im sorry to hear that. I don't really know what to do about all that lease stuff but I'd definitely talk to my parents about this. there's a place in the student center that can help you especially with off campus stuff isn't there?
Either way, I bet you're not moving in there next year. Good luck on this!

I think you put too much trust into a text message. Rending to students is a hard business. They are don't have to look other people's crap just because they asked, often because they have cleaning scheduled and they can't delay it. But who knows, maybe that landlord is a general asshole.
I don't think you can do anything legally.

Destroy the fuck out of the room before you leave. Punch holes in the dry wall, break windows. etc
You may not have any legal case against your landlord, but they can't really do anything to you either if you mess up the house. Housing contracts are among the weakest of all agreements.
There is no reason why they couldn't have just told you if they were unable to store your bed, leaving you with time to make some other storage arrangements. Huge dick move on their part.
Make sure to post their full name too so others will avoid renting from them.

Lul, I get raged hard like this too and do it out of impulse, but I would advise not following this... haha.

Hmm true. In retrospect, I think a better option would be to just take the bed that was already in the room and ignore all calls/texts/emails

when you say WRITTEN agreement, was that on the contract or was that your text? If it was on agreement I think you can bring it to the SOCS office and ask for legal help. Regardless go there anyways for advice.
But yea bitch move
