It really depends on your area, first of all. The closer you are to campus, the most expensive it will be as a rule. But even then prices can vary; it all depends on the landlord, how the rent is paid (ie is everyone paying the same rent, or does square footage have an impact on price), and how much profit they want to make.
I have seen rooms go for as little at $305/month plus utilities in Westdale; but they were on the small side. But I have seen BIIG rooms go for $330/month plus utilities, too. Then I have all seen small rooms and large ones go for $375+ not including utilities. It really does depend on the landlord, I'm afraid.
If you can score a nice-sized room for less than $375/month plus utilities in a ten minute walking distance to Mac you've done well.
