I might go on exchange during the second term- so is it possible to find places that will sign 4 month leases? Or would I have to sign an 8 month lease and then sublet my room for those 4 months?

You should look for co-op students, they might have their co-op term during second term. Otherwise it'll be very difficult to find a landlord who will let you rent for 4 months.

No one here can answer that except the landlords. Go on Kijiji and start looking. It's probably a low chance, but it's not a definite no. Most terms are either MTM (month to month), 8 months or 12 months.
I'm coming to mac on exchange next semester and I've been having the same issue with finding 4 month leases... But if you go to the off campus resource center and look for " lease negotiable" options, that could be your best option. Good luck!!

Kiji would be harder to find 4 months leases. One the Mac Off Campus website in the search options , there is one for four months.
