Grad schools look at the last 20 credit. Does this include summer courses?
As well, let's say you took 9 courses in third year, therefore the last credit has to come from year 2.
How do they determine which course to include since there are 10 to choose from?

These are all questions you should ask the individual school. It's not "grad schools look at the last 20 credits"...you obviously looked into one that does (I doubt you just pulled that number from nowhere) but each has their own requirements and their own ways of selecting courses. Sometimes it differs even in different programs at the same school. You should contact the school/department you're applying to.

one advice for grad school is to make sure you have a professor that has funding for you. Talk to the professor BEFORE applying. I made this mistake at two schools I applied to- even though the website said that they would match me with a prof, there were no professors willing to take me on due to funding. I was accepted but there wasnt enough money.
