You can take up to 12 units in the summer. Since most courses are 3 units, that is like 4 courses. You can take more by getting permission to do so. The courses variety of available in the summer is less than the regular school year but there are some typical courses to expect in the summer (first year chem/psych/math/bio/english etc.). You could look at the current summer school timetable to get an idea. Hope that helps.

when I tried to sign up for courses it gave me a message that I had too many when I tried taking more than 4.

But I've talked to some people who said they are taking 3 this term and they didn't go ask them or do anything special. I didn't ask them but I guess that means they're either taking one or no courses for the second term? Does that mean you could take 4 courses in 1 term?

Yeah, I believe it's similar to fall/winter where you could take 6 and 4 instead of 5 and 5.
