Is this too expensive?
Hi there, I am trying to rent out a first floor living room which is quite huge for one person. By large, I mean it can fit about 4-5 single beds (I don't mean just the mattress, I mean the whole bed) just to give you a picture of how large. But I have listed it as 550 which includes utilities, internet, and is going to be furnished with a bed, desk, and chair. Would this price be unreasonable? The house is in a quiet reisdential area which is in Westdale. It's about a 10 min walk from the university and it's close to Metro and the bus stop. I am having a really hard time renting it out. Can anyone give me any ideas? I posted ads on cragislist and on kijiji. I saw other ads and they were only 300-400 just for the room. That's quite a cheap price, but are the rooms quite small or what?
How much do you pay for your rent and how about your other friends?

that's pretty expensive. even with utilities and internet included. somewhere in the mid (maybe high) 400s would be more reasonable.

As perspective, I live in a room that's a bit smaller than the one you've described. Since our metric is beds, I'd say mine would be 2 double beds in parallel and a single perpendicular to the pair. I live about 3 minutes from the edge of campus; I'm pretty much next to Tally Ho's. I pay 375 all inclusive.
The room is in the basement though, so keep that in mind.

It doesn't seem that unreasonable, but people might be seeing 550 and comparing it in their minds to seeing nothing but 300-400$ listings and automatically ignoring it. Do you have pictures of it? How long has it been listed?

I think that's a pretty high price. I don't know anyone who paid more than $450 all in for their room off campus. I paid about $430 all in for a room in a house that was huge, on the 2nd floor. I could easily fit the 5 beds you're measuring by and it was a house with 4 bedrooms total.

As long as there are decent rooms at a lower price, $550 is too high.
And, there are. They might not be quite as big...mine, for example, could probably fit 3-4 single beds in it, and it's a 15-20min walk from campus. But it's about $420/month if you include utilities. I would definitely take it over something a little bit closer and a little bit bigger that is costing me an extra $130/month. My house is also in a quiet area of Westdale close to Metro and the bus stop.
Even the price I'm paying is a bit high, but it's a super nice house.

That seems quite high. I used to live in a room that was the master bedroom in a house, about the size you mentioned, and it also included a walk in closet. I was paying about $475 including everything. Also the house was less than 10 minutes from campus, and about 2 minutes from westdale.

Like others have said, it is a bit high. But I would much rather pay extra for a nice room than get a crappy one cheap. If lowering the price isn't an option, put some extra effort in to show its worth the premium. It also depends on how many people are in the house - a hoe with 10 people is going to be cheaper per person than one with four.
If the room is as big as you say, would it be possible to have two people in it, and maybe drop the price?

i would definately agree its a bit high, i think my current room is the size you are talking about... you could easily fit 4 and a half twin beds in the room (so wiht the frame and all). my house is about a 10 min walk from mac but near fortinos, and the room came furnished (though i decided to get my own stuff). im currently paying 375 for the room alone + utilies and wifi seperate.... even then my room is in total around 425-450 in total. and this is uptairs with big windows and a semi walk in closet which is prime.
so yea try selling it for around that price

im paying about 520 i think and it's about similar size with personal fridge no furniture. so i guess lower it abit

i pay about 400 for mine. all inclusive and only a little bit smaller. try $440 around there
