Well that's not totally true. I live in an 11 person house that is absolutely gigantic. The rooms are all large aside from I believe two on the top floor. There are two kitchens, four baths etc. I pay $475 without utilities. The room is furnished and decorated and it's a beautiful home that's a 6 minute walk from campus. It really depends on what you want, I guess.
In regard to the OP: That does seem a little silly for what you're offering. I wouldn't go higher than $450 for that room without utilities. Probably even lower.

550 is way to high. I just rented a main floor room which is about the same size as you described, ~5-10mins walk from school in Main west for $435 all inclusive. (Except it may be a bit far from Metro or Fortinos)

I paid about 500, for a room that could fit maybe 4 single beds in it, but it was on King and literally a 1.5 minute walk to MDCL...550 for a room of that size closer to campus is more reasonable, but since you are in westdale, you might have some trouble.

I think $550 is way too expensive for a room in a house. Considering students can get 2 bedroom apartments for less than $800 between both people, I don't know why someone would pay $550 for just a room. The most I've heard of any of my friends paying for a room was $400, and they thought even that was unreasonable.

$550 is a little high. My room atm can fit about 4-5 full single beds and I pay $475. Its on the 2nd floor and close to campus. I think because yours is on the main floor and was a living room, anything $500 and under all inclusive would be a descent price. $550 is close to $600 which is a little scary to me

JUST AN UPDATE: I looked at my room and it fits about 4-5 beds..So the room on the 1st floor fits about twice that many beds..I'd say 8 beds.
