Is it a good idea to sign a lease when you are short one person?
Hey so my group has found a great house at a good price however one person has backed out. I do plan to sublet to people I know who do coop in hamilton in the summer but I'm not sure about the school year... is it hard to fill the place in august? I'm not too sure because it's a great price and is very nice and everything else I've seen is too expensive or are not great places... Or should we just find another house?

You're probably safe to sign the lease. You shouldn't have too much trouble finding an extra person, and even if you do 375 isn't a bad price if the house is as nice as you say it is. A lot of people haven't started looking yet, especially first years, so if you advertise well during the summer you should fill it no problem.

I'm still not sure if I'll be staying at the same house I'm in this year, and probably won't know until June. If I end up looking for a place I'll let you know!

Generally there is a scramble in August of people who are trying to find a place who haven't. But that being said, it is still really early in the year to find someone.

Are you guys responsible for rent if you can't find a roommate?

Worst-case scenario, are you all 100% prepared to pay the extra rent if you don't find a person?

Yeah, as said above 375 is still a great price for a really good house. I pay 395 for my house right now but I love it!

$375 for a nice room near school is damn near amazing! My boyfriend is paying $415 right now for a crapshack with no working telephone.
