If you would prefer your house to NOT turn into a party house, I would suggest arranging a house meeting with your housemates, that way you can establish when parties can happen, etc.
To be honest, unless you're with a really bad group of people, this shouldn't be a problem. Though, don't be that one guy who ruins the fun for everyone. Be flexible, and you'll have a rewarding off campus experience.
